Service Basics
What is YachtWatchers?
YachtWatchers is a local dockside guardianship service for absentee and part-time boat owners in Kemah, Clear Lake, and the surrounding marinas. On a regular schedule we walk your dock, step aboard, and perform a structured multi-point check of the systems that most often cause expensive surprises.
After each visit you receive a clear, photo-rich report in your inbox so you always know the real condition of your boat, even when you’re miles away.
Who is YachtWatchers for?
We’re built for owners whose boats live in the water, but who can’t be at the dock every week. That includes out-of-town owners, “weekend warriors,” snowbirds, new boat owners who want extra peace of mind, and anyone with a busy work or travel schedule.
If you ever find yourself thinking, “I wonder if the boat is okay right now,” YachtWatchers is meant for you.
Where do you currently watch boats?
We focus on in-water boats around Kemah and Clear Lake. That includes popular marinas such as Kemah Boardwalk Marina, Waterford Harbor, Portofino Harbour, South Shore Harbour, and nearby private docks in Clear Lake Shores and the surrounding channels.
Don’t see your dock or marina listed? Reach out. Many guardian and management services grow by owner demand, and we’re building our routes the same way— if we can safely and consistently reach your slip, we’ll work to add it.
What types and sizes of boats do you work with?
We primarily serve in-water powerboats and sailboats, roughly 25–70 feet in length, kept in slips or alongside docks. Monohulls, catamarans, express cruisers, trawlers, and sport-fishers all fit well with our service.
If your boat is outside that range, on a lift, or in a special situation, contact us with the details—many owners still fit into our safety-check model with a slightly customized visit plan.
Visits & Reports
How often will you check my boat?
Most members choose a regular schedule of one or two visits per month, depending on how often they use the boat and how exposed their slip is. Your membership level defines the minimum visit frequency, and you can request extra checks around storms, haul-outs, or big trips.
If you’re unsure what’s right for you, we’ll recommend a cadence based on your boat type, systems, and marina conditions.
What do you look at during each visit?
Every visit follows a structured checklist focused on the systems that most commonly lead to sinking or serious damage when nobody is around. That typically includes:
Shore power and cords, batteries and charging, bilge levels and pump operation, lines, fenders, and chafe points, visible through-hulls and seacocks, AC/dehumidifiers and ventilation, signs of leaks or water intrusion, and dock safety around your slip.
Higher-level plans add deeper readiness checks, such as engine-room walk-throughs, fluid and belt spot-checks, and air-conditioning performance checks before you arrive.
What do I receive after each visit?
After each visit you receive a time-stamped digital report by email. It includes notes from the checklist, clear photos, and simple “all good / watch / needs attention” indicators so you can quickly see where things stand.
Many owners share these reports with their insurance carrier, surveyor, or preferred yard as part of their ongoing maintenance documentation.
What happens if you find a problem?
If we see something that needs attention, we contact you right away—usually with photos and a short description of the issue and its urgency. When possible, we’ll take simple corrective steps on the spot, such as reseating a shore power cord or improving line and fender placement.
For anything beyond basic adjustments, we’ll talk through options with you and either coordinate with your preferred mechanic/yard or connect you with local professionals who can help.
Access, Security & Liability
How do you access my boat and handle keys?
During onboarding we’ll agree on the safest way to access your dock and boat. That may include marina gate codes, dock box keys, and a set of vessel keys. We store keys in a locked, labeled key system and log each time they’re checked out and returned.
We do not share your keys or codes with third parties, and we respect any additional security procedures required by your marina.
Are you insured and marina-friendly?
YachtWatchers carries appropriate commercial liability and marine-related coverage for the work we perform around your vessel. Many marinas require proof of insurance from contractors and service providers; we’re happy to provide documentation and list marinas as additional insured when needed.
We also follow marina rules on parking, dock access, quiet hours, and work restrictions so we remain good neighbors on your dock.
Will you move or operate my boat?
As a rule, our routine membership visits do not include taking your boat off the dock or operating it under power. Our focus is on monitoring, documenting, and preventing problems—keeping the boat safe, clean, and operational in its home slip.
If you need the boat moved for service, fueling, or a haul-out, we can coordinate with a licensed captain, your marina, or your preferred yard so the work is handled by the right professionals.
Do you work with alarms or remote monitoring systems?
Yes. Many owners now use remote monitoring devices to watch batteries, shore power, bilge levels, and onboard temperature from their phone. Those tools are great, but they don’t replace a human actually walking the dock and stepping aboard.
We’re happy to work alongside your monitoring system—visually checking sensors, verifying conditions, and, when practical, responding to alerts within our normal service area and hours.
Memberships, Pricing & Extras
How does pricing work?
Memberships are built around your boat’s length and the level of coverage you choose. Larger and more complex boats take more time and care than smaller runabouts, so pricing scales with the size and systems of your vessel.
You’ll find our current plans and what’s included in each on the Memberships page. If you have multiple boats or a special situation, contact us and we’ll put together a simple, clear quote.
Is there a contract? Can I pause or cancel?
We try to keep things simple and flexible. Our memberships are designed as ongoing monthly services rather than long-term locked-in contracts. If you need to pause for a haul-out, extended cruising, or life events, just let us know and we’ll work with you on timing and billing.
Any minimum terms or discounts for annual pre-payment will be clearly spelled out before you enroll so there are no surprises.
Do you offer one-time or seasonal checks?
Yes. We can provide one-time “peace-of-mind” checks, pre-purchase dockside reviews, or short-term seasonal packages—for example, while you’re traveling or before/after hurricane season.
Membership clients always receive priority scheduling, but we do our best to accommodate stand-alone requests when our route and workload allow.
Can you also handle cleaning, detailing, or repairs?
Our core membership focuses on observation, safety, and readiness checks. Light dockside tasks—like wiping up minor spills, removing obvious trash, or adjusting canvas—are often handled during a visit when they’re part of keeping the boat safe.
For deeper cleaning, detailing, or mechanical work, we can refer you to local professionals or coordinate with the yard or service providers you already trust so the right expert is handling each job.
